If you are looking to buy a new or older apartment, there are many overlooked features that will directly affect the liveability and value of the apartment. Below is a checklist to ensure you purchase the right apartment for you. [Read below or download and print]

☐ 1.  CHECK SIZE AND LIVEABILITY

Apartments are often priced on $ per square meter rates. When comparing apartments to buy, not all size comparisons are equal. Carefully study the layout and design for liveability. An apartment may appear larger than the next on paper but offer an inferior liveability design or features.

 ☐ 2.  ASSESS CAR PARK CONFIGURATION

The car parking configuration will significantly impact the current market and resale value of an apartment. Like a house- double side-by-side car parking is the most convenient and valuable configuration. Tandem parking, car stackers, and single car parking configurations are inconvenient and will significantly decrease the value of an apartment.

☐ 3.  CHECK CAR PARK FLOOR SPACE INCLUSION

Check the car park floor space is NOT included in the total floor space measurement to ensure you have a true indication of an apartment’s size.

☐ 4.  CHECK APARTMENT’S CAR PARK TITLE

Accompanying apartment car parks can be offered on (a) the SAME title, or (b) a SEPARATE title. Separately titled car parks can affect your exclusive use (what you can and can’t do with the space e.g. added storage) and can negatively impact the value of an apartment. Car parks on the same title give you complete ownership and exclusive use. If the car park has existing storage, or you require additional storage options in the future, include this in your Contract of Sale.

☐ 5.  VISITOR & BICYCLE PARKING

Does the apartment building offer visitor car and bicycle parking?

☐ 6.  CHECK CEILING HEIGHT

The standard ceiling height for an apartment is 2.4 meters. Apartments with higher than average ceilings give a feeling of space and luxury and add value to an apartment.

☐ 7.  CHECK RUBBISH CHUTE FACILITIES

Check the apartment has a rubbish chute facility located on EACH floor for your convenience or you’ll be heading to the basement every time you take the rubbish out!

☐ 8.  CHECK HOT WATER SYSTEM LOCATION

Check the location of the internal hot water system. Often hot water systems are located in a bedroom wardrobe or a cupboard marked as storage, resulting in unusable wardrobe or storage space.

☐ 9.  CHECK AIR-CONDITIONING LOCATIONS

Firstly, check the location of all internal air-conditioning units to ensure they meet your requirements. The ability to isolate areas will reduce electricity costs. Secondly, check the location of the external unit. Ideally, all external units will be located together in a dedicated air-conditioning area. External units located on apartment balconies are unsightly, will reduce balcony space and usability and blow hot air onto the balcony when running.

☐ 10. CHECK LIFT ACCESS

Lift access per floor is an obvious convenience and adds considerable value to an apartment. Additionally, check the buildings lift service agreement with the lift provider to know how quickly the lift will be fixed if problems occur.

☐ 11. CHECK KITCHEN & DINING AREA CONFIGURATION

As the kitchen and dining areas are the heart of a home, carefully ensure these areas meet your needs.

☐  Is there enough bench space?

☐  Is the sink single or dual?

☐  Is there a dedicated microwave space with accessible power point?

☐  What size dining table will fit?

☐  What is the fridge width opening? Will your fridge fit?

☐  Are the cupboards soft close?

☐  Are the fixtures and fittings quality?

☐  How old are the appliances, are they under warranty?

☐  Is there directional lighting over kitchen workspaces?

A “European” laundry is simply a two-door cupboard often with minimal storage and bench space. Check the laundry space allows the washer and dryer to be stacked for maximum space and storage.

☐ 13. CHECK BATHROOM CONFIGURATIONS & FINISHES

Carefully review the dimensions of the bathroom and placement of the vanity cupboards, shower, and toilet. Take note of space allocation for opening doors and shower screens. Floating vanity units are modern and create a feeling of space. Check toilet lids are soft close. Do the showers have recessed shower niches for in-shower toiletries? Is the tiling floor to ceiling? Are the fixtures and fittings quality? Are the power points conveniently located?

Check if the apartment has any warranties in place for appliances, fixtures, and/or fittings. Brand new apartments should offer and hand over all consumer product warranties on settlement.

☐ 15. CHECK WATER & ELECTRICITY METER SERVICES

Apartment water and electricity services can be either measured by (a) building or (b) individually. Entire building measurements are usually a single bill for all apartments (including Body Corporate usage) usually divided by the number of apartments. Individual measurements for each apartment and Body Corporate puts you in control of your services usage and bills- you won’t get stuck paying for someone else’s usage. Note: Older apartments tend to have less energy efficient appliances (especially old or undersized hot water systems).

☐ 16. CHECK LIGHTING, POWER POINT, BROADBAND & PAY TV LOCATIONS

Check apartment is cabled for internet and Pay TV. Ask for an electrical plan to ensure power points and lighting placements meet your needs. LED downlights are ideal for a sleek look and energy efficiency.

☐ 17. CHECK FINISHES IN THE COMMON AREAS

The finishes in the common areas can impact the look and value of the apartment. Ideally, common areas (including outside your front door) offer a high-quality flooring theme in-keeping with the apartment for a prestigious consistency.

☐ 18. CHECK BUILDING WARRANTY & BODY CORPORATE SINKING FUND

The age of the apartment building will determine if there is Structural Warranty by the Builder in place. Brand new apartment buildings will have a 6.5 year Structural Warranty that is bound by law in accordance with QBCC (Queensland Builders Construction Commission). Any problems or defects in the building will most likely be covered for 6.5 years. Apartment buildings with no Structural Warranty (due to age) will rely on the Body Corporate to cover the repair costs (which will increase the body corporate rates). If the building is not new you’ll also need to check the Body Corporate Sinking Fund to assess how much money is in the fund to cover ongoing repair and maintenance costs, especially if building has a pool.

☐ 19. CHECK APARTMENT PET RULES

If you have a pet or possibly one in the future, it’s important to know the rules and regulations of the Body Corporate. If this is an important consideration for you, ensure you have this written into your Contract of Sale.

☐ 20. CHECK APARTMENT SECURITY LEVELS

Check the building, car park and apartment have high-level security measures for the safety of you and your property AND to reduce home contents and cars insurance premiums.
